About Movo

Why we started Movo

Because the person selling you a property should not be the only person explaining it to you.

Melbourne's western corridors grew faster than the advice around them. Buyers were signing off-the-plan contracts they hadn't read, taking sunset clauses on trust, and comparing a display suite to a finished home as if they were the same thing.

Movo was built to sit on the other side of that. We still sell new stock — developers need agents, and buyers need someone who knows the product properly. But we do it by teaching first: what the contract says, what the build timeline realistically looks like, what the suburb has actually been selling for, and where the risk sits if the market moves.

When a buyer wants someone purely on their side, we act as their advocate instead, and we say so plainly rather than blurring the two. And when interstate clinicians arrive for a placement, we house them properly. Four service lines, one habit: explain it, then let the client decide.

Mustafa Cuttlerywala

Founder & CEO, Movo Property Group

Mustafa is a Melbourne-based entrepreneur who has built and run businesses across property, workspace and short-stay accommodation. That hands-on experience — real properties, real tenants, real settlements — is the foundation Movo is built on, and it is rooted in the western growth corridors of Fraser Rise, Tarneit and Wyndham Vale.

He founded Movo to make that experience available without a sales script attached. He takes every first meeting himself, answers his own phone, and would rather talk a client out of a purchase than watch them regret one.

Off the plan, explained properly

Buying a home that doesn't exist yet can be a good decision. It is never a decision to make quickly.

What "off the plan" actually means

You sign a contract and pay a deposit now, for a property that will be built and titled later. Settlement happens after completion — often twelve to twenty-four months away, sometimes longer.

That gap is where both the upside and the risk live. You may benefit from stamp duty concessions and from any growth between contract and completion. You are also committing before you can walk through the finished home, and before you know exactly what the market or your lender will look like on settlement day.

Risks we will always raise with you

  • ·Sunset clauses can allow a developer to end the contract if the project is not completed by a set date.
  • ·Build timelines slip. Plan for a settlement window, not a settlement date.
  • ·A bank valuation on completion may come in below your contract price.
  • ·Finance approved today is not finance approved in eighteen months.
  • ·Finishes and dimensions can change within the contract's allowed variations.

Deposit, sunset date, variations, defect liability. Then your solicitor reviews it independently.

Deposit held in trust as the contract specifies. You receive copies of everything.

Construction updates and honest timeline revisions, not silence between milestones.

Pre-settlement and keys

Inspection, defect list, valuation, settlement. We stay on the file until you have the keys.

Common questions

A deposit is payable on signing, commonly around ten per cent, with the balance at settlement. The exact figure and terms are set in the contract, so check yours and have it reviewed before you sign.
Victoria has offered off-the-plan duty concessions with eligibility conditions that change over time. Whether one applies to you depends on the property, the price and your circumstances — confirm the current rules with the State Revenue Office or your conveyancer.
Most contracts allow for delay within a stated window, and set a sunset date beyond which either party may have rights to end the contract. We flag both dates before you sign and keep you updated through construction.
Yes. A pre-settlement inspection lets you raise defects and incomplete work before you settle. We attend with you and help document the list.
On development sales we are engaged by the developer and we say so up front. If you want someone acting only for you, that is buyer advocacy, and it is a separate engagement.

A selling agent is engaged and paid by the vendor, and their duty is to get the best result for the seller. A buyer's agent is engaged and paid by you, and works to get the best result for you.
Fees are agreed in writing before we start, and are set out in full in the engagement. We will explain the structure and total cost at the first meeting so you can compare it against the value you expect to get.
Not on an advocacy engagement. If any referral arrangement exists for a related service, we disclose it to you in writing.
Yes. A negotiation-only or auction-bidding engagement is common where you have done the searching yourself.

The easiest way to win a listing is to quote a high price. It is also the fastest way to a stale campaign and a sale below where you could have been.

We appraise from recent comparable sales in your street and estate, show you those sales, and explain what would have to happen in the market for the top of the range to be reachable. Then you decide how to price it.

It depends on the property, the depth of buyer demand in your suburb and how much certainty you need. We recommend one based on recent results for comparable homes and explain the trade-offs of each, including the marketing cost difference.
Marketing costs vary with the campaign you choose — photography, floorplans, portals, signboards and any auctioneer fee. We give you an itemised estimate before you commit and you approve the spend.
A typical private sale or auction campaign runs three to five weeks from launch, plus preparation time beforehand. Market conditions and price expectations move that either way, and we will be honest with you about which is affecting your result.
Usually not major ones. Presentation, decluttering and small repairs almost always return more than they cost; kitchens and bathrooms rarely do at sale time. We will walk the property with you and give you a specific list.
We review the feedback and the data with you and set out the options honestly — adjust price, change the method, or withdraw and relaunch later. Sometimes waiting is the right call and we will say so.
